The Benefits of Design-Build
Hiring one firm to design and build your construction project has many

time to develop each project to best meet your needs, working closely
with you every step of the way.
Our
three-phase design-build process helps us create and build your dreams.
First, we work with you to tailor the project to fit with your taste
and lifestyle, your budget, and your existing home. We then complete a
fully-detailed design. This complete design ensures a smoother
construction process by spelling out every design decision ahead of
time, and reduces construction problems and delays. Just as important,
professional remodeling design also adds value to your home. Our
three-phase project includes:
Phase
1 & 2: Project and Design Development
Under a design contract (construction will be
completed under a new agreement), we first execute a preliminary site
evaluation, check zoning codes, produce conceptual drawings, draft a
general scope of work, and calculate a preliminary rough estimate of
construction costs associated with the project. At the same time, you
begin the product selection process, thinking through details such as
floor finishes, paint colors, and appliance choices.

We
continue developing the project above and-based on the concept, budget,
and details agreed upon in Phase 1-create detailed drawings and prepare
a project proposal for construction by ARC Design-Build, Inc. By the
end of this phase, you will have made most of your product selections
and be ready to proceed with the final-and most rewarding!-phase of the
design-build process: Construction.

Phase 3: Construction
Under a separate construction agreement (the second of two contracts),
ARC Design-Build, Inc., can confidently give our clients an accurate,
fixed construction price rather than an "estimate" that may not
accurately reflect the actual cost of the job. Our contracts take much
of the uncertainty out of the construction process. From the moment you
sign the construction contract, you know exactly what your project will
cost (barring unforeseen circumstances or owner changes).
The Target Budget:
Setting a realistic
one and keeping the project within it
Each
remodel/addition is unique, but it is possible—and
important—to set a target budget before you begin. The
overview of average remodeling costs available in Remodeling magazine's "Cost vs. Value Report
2008" is an excellent starting point for measuring your
desired project against your budget goals. With our knowledge and
experience, ARC Design-Build will further help determine a realistic
target budget for your project (or create project parameters in line
with your available budget).
